Used Office Furniture Substantially Save Growth Dollars

Take a look around your office and observe all of your furniture. You might see desks, chairs, case goods, workstations and more. Can you imagine what would happen to all of the landfills if everyone just dumped half of their office furniture out.

It is vital that we reduce the amount of waste that our landfills absorb each year. It is estimated that over half of all scrap, including furniture, ends up in the dump and does not get recycled. Some people and companies are flat out lazy when it comes to doing the right thing.

Many companies throw away old furniture because of its outdated looks. Even though they are in good condition, furniture is disposed of regularly. This impacts our environment. Used office furniture that is dumped into landfills can easily be re-manufactured or refurbished.

With a little effort however, old used furniture can be restored and made to look like new. There are plenty of companies who specialize in buying used furniture. They then restore it, and turnaround and sell it.

The Environmental Protection Agency has concluded that 300 million tons of used furniture is thrown out every year. From figures based on ten years ago at $32 a ton for dumping, over $100 million can be saved every year. It only takes 40 stations to fill up an entire truck, and just imagine if it was re-used.

For every one pound of natural resources spent on refurbishing furniture, up to five pounds can be saved. For each workstation that is saved from the landfill, over 800 pounds of waste and scrap can be saved. Besides the large savings, using used furniture becomes a no brainer.

You can find available used office furniture almost anywhere these days. In the past used furniture has gotten a bad wrap. People have a certain image in their mind about it, but it is just not true.

It’s easy to remanufacture office furniture. The manufactures make tons of replacement parts and the dealers have become quite proficient when it comes to swapping the pieces out.

Refurbishing and remanufacturing furniture is entirely re-worked both aesthetically and structurally. Actually, using used office furniture saves lots of money. When you purchase used office furniture, you can in fact save up to 90 percent.

Starting up a company and furnishing a new office can be very pricey. Many people are shocked when they realize it will cost a small fortune. When opting for used, it can finally make that new office affordable.

There are many pros to consider when going for used furniture. Beyond saving a lot of money, you can actually do your part to reduce the effects of global warming. You can feel good about your choices in the business world.

Use Flow Diagrams To Improve The Way Your Business Runs

Before we explain why using flow diagrams in your business is so important, let us first explain a little bit about what they are. Flow diagrams are used by many businesses today as being able to show easily and quickly the various processes that are undertaken within them to others.

Each of the diagrams that a business uses to show a particular process will contain boxes and lines or arrows. Also known as flow charts these graphical representations will in each box contain a step that at the end will lead to the desired outcome.

A good thing about these diagrams is that you are not restricted in the ways that they can be used. However, most commonly these are used as a way for manufacturing companies to show the various steps from beginning to end of how a certain product they produce is made. However, these diagrams are being used just as effectively by HR departments as a way of highlighting certain traits that they need when employing new staff for a business.

It is crucial to note that all flow diagrams used today can only be used in relation to one particular process within a business. There is no room available to be able to intermingle one process with another when using these types of diagrams. The first part of the diagram shows what the raw material or data collected to be used is. Then through the next steps of the diagram you will see how the material or data is processed in order to reach the final required result.

However, the detail that is contained in these diagrams will depend on how much information is required by those who will be using them. Some diagrams can be extremely basic showing only an overview of the process, whilst a more in depth information flow diagrams will explain each process in very succinct details.

Certainly the main benefit a business can gain from using flow diagrams is that it will help them with being able to improve the way in which certain processes within it are run. Sometimes trying to describe a particular process to someone can prove difficult. But using flow diagrams people will be able to quickly and easily comprehend what improvements need to be made.

Through the use of such diagrams a business will be able to quickly identify all the steps that need to be taken in order to produce a completed item. It will help you with being able to quickly identify and thus eliminate any steps that you feel are unnecessary which could not only save you time, but also money as well.

Although most flow diagrams are used to help improve manufacturing processes these can also be beneficial to those in the financial sector as well. Through the use of cash flow diagrams a business is quickly able to see where they are losing money and ways in which they can possibly prevent it from occurring in the future.

So if you are looking for a quick and effective way of explaining a particular process to your staff then using flow diagrams may be the ideal solution. Many people as previously mentioned find it far easier to follow information when provided in a way which is easy to understand and follow.

Many companies lose their clients because they don’t have a good definite plan to work with. A good plan involves implementing strategies that are better on long term than on short term. A good strategy plan would be lean manufacturing as it makes everything better and more efficient.

Implementing lean manufacturing techniques has been found effective in the survival and success of a company or an organization. This is because of the ‘elimination of seven wastes’ philosophy this program espouses.

The main goal of lean manufacturing is making everything efficient: from production to costs. Producing too much is not as good as people think; usually the remained products are sold with a lower price because their quality gets lower in time. So the best way is not to exceed your goal, but only to reach it.

Is Inventory Influenced By Lean Manufacturing?

Companies shouldn’t waste their time, resources, and money by making more product than they need. They will end up in their warehouses with nobody to buy them. So, avoid producing too much.

Products left in the warehouse tend to age and they will no longer be sold at their original price. This brings disadvantages for the company’s profit and reputation. Unfortunately, if you continue producing more this will happen to a lot of your products.

Make sure that you are prepared before taking the decision to implement lean manufacturing. Many people have the opinion that lean manufacturing is a bit difficult and they aren’t entirely wrong because it may be tricky at some point.

However, consider the long term gains you will obtain from this system. If you list pros and cons, you will find that the benefits will significantly outweigh the tedious preparations and planning by a long shot. Once you’ve laid down what needs to be changed and what needs to be eliminated, implementing should be a piece of cake.

Flipping Property

“Flipping” property has become increasingly popular especially in urban cities. “Flipping” is buying a property, fixing it up and reselling it for a substantial profit. You have to make sure and find an undesirable property in a good neighborhood or in an area that is soon to be renewed. You have to also make sure that your profit will outweigh the tax implications for selling a property for a quick profit. You’ll not only be paying hefty taxes but also insurance, repairs, and remodeling fees as well as the normal mortgage payments until the house is resold.

Rental Investment

You may want to purchase a property and rent it out so as to have a small profit or for the property to “pay for itself”. Sometimes you’ll have little choice if the appreciation of a property will not offset the amount of your initial investment. Being a landlord is not for everyone. Consider the time and effort you’ll need to put forth in finding tenants and maintaining the property. Even if you use a realty manager you’ll have to include their fees into your profit margin.

Foreclosed and Abandoned Properties

Many find investing in foreclosed properties profitable. A foreclosure happens when the owner does not make mortgage payments and the financial institution sells the property to regain its money. They can be acquired below market price but they generally require more work. Some of these homes are located in less desirable neighborhoods and many of them are in disrepair. If you are willing to do the leg work in researching the market and know you can get the property in order for a reasonable amount then this could be the investment opportunity you are looking for. This could range from a diner in Detroit to a golf property in Costa Blanca.

Abandoned properties have some of the same considerations as foreclosed properties. They are usually in disrepair and will require a lot of repairs and work. In addition to this, it may not be clear who holds the title to the property so a title search may need to be done which can delay the transaction.

Non-Property Investments

Paper investments are possible which require no cash or physical property. These kinds of investments became popular in the 1980’s when monetization of property came into existence, including real estate investment trusts. Before you choose these non-property investments you need to discuss this option with a broker.

ISO 9001 2000 Quality Policy

ement 5.3 of ISO 9001 Standard requires an organization to establish a quality policy. More specifically, the standard requires: “The management” of an organization to “ensure that the quality policy”:

- Is appropriate to the purpose of the organization;

- Includes a commitment to comply with requirements;

- Includes a commitment to continual improvement of the effectiveness of the QMS;

- Provides a framework for establishing and reviewing quality objectives;

- Is communicated and understood within the organization;

- Is reviewed for continuing suitability

You may wonder why we even started talking about this simple requirement of the standard. Well, while it is simple, my work as a consultant and an auditor convinced me that some time thi9sngs are not as simple as they appear. Most quality policies that I reviewed, did not meet all these requirements. A quality policy that meets all the requirements of the standard will help you to transfer required activities into your quality management system, and therefore, establishing compliance with the standard. What if our quality policy does not require a commitment to comply with requirements? In this case you may create your quality management system for any standard.

Let’s take a look at a few examples of quality policies. If you open your browser and type “iso 9001 quality policy”, you will see a list of companies that placed their quality policies on their Websites. For example, let’s take a look at a few of them:

“We at [company name] believe in total quality. We are committed to achieve total customer satisfaction. To fully realize this commitment we shall strive to: understand needs and expectations of our valuable customers through constant communication and exchange the process details with them; spread detailed knowledge about [] culture and art through out the world through our handicraft items; facilitate growth of local artists in the region; continually comply with the requirements of ISO 9001 : 2000 and improve effectiveness of our QMS.” Comparing this set of commitments to the requirements of the standard, you should notice that perhaps the only requirement that is addresses here is to continually improve the effectiveness of the quality management system. While all those “believes” in customer service, understanding their needs and facilitation of growth of their artists are admirable, this quality policy does not meet requirements of ISO 9001:2000 standard.

Another example: “Quality is the heart of our business and key to our goal of total customer satisfaction. Therefore it is our policy to: Consistently provide valued products and services that meet the current and future needs of our customers and suppliers; support each other in the daily use of quality systems, processes and methods to improve every activity constantly and forever; continuously look for means to construct change which provides for significant improvements in quality beyond what can be achieved by continuous improvement methods alone.” As you can see, this quality policy did not address any, I think, of the requirements of the standard. Can you imagine their quality manual or the entire quality management system?

One of my clients came up with a quality policy that won my The Worst Quality Policy Grand Prize. They simply said: “I improve the Quality of Patient Care and all things [Company name]” No! I am not kidding and I did not misspelled or took any words out of this sorry example! Obviously, this quality policy does not meet standard requirements.
